A developer has proposed building 376 student rooms and 52 affordable homes behind East Dulwich station.
Named ‘The Sidings’, the development on Railway Rise, currently the site of a builder’s merchants yard, would also provide 700m2 of light industrial and affordable workspace.
Developer Cresswick says it would increase the amount of “high-quality” affordable housing in the area and “bring new footfall to local retailers”.
The building would be broken down into seven blocks ranging from three to seven-storeys high.
80 per cent of the homes would be family dwellings located furthest away from the station and accessed via Melbourne Grove.
The student accommodation, located in the middle of the site, would include a cafe area, lounges and a gym.
According to Cresswick, the new light industrial and affordable workspace will create more local jobs than currently provided on the site.
This would be located at the Railway Rise end of the site where there are already new buildings like a library and a Marks and Spencer shop.
The developer also said “preservation of the natural environment is at the heart” of its proposals.
Pocket and roof gardens will be dotted throughout the scheme and special efforts will be made to retain trees, particularly those alongside the Charter School, Cresswick wrote.

The plot measures roughly 0.85 hectares and is categorised as a brownfield site by Southwark Council.
Cresswick is a developer specialising in large-scale mixed-use developments in London and the South East.
Consultation for this phase of the designs concluded on December 14 but there will be another public exhibition in Spring 2024.
A planning application is expected to be submitted to Southwark Council in summer of this year.
