back in January 2025.<\/p>\n\n\n\n<p>Now the latest tranche of documents published ahead of next week&#8217;s planning hearing state that a grant from the Mayor has been awarded to the scheme meaning the proportion of affordable housing will be slightly higher at 9%.<\/p>\n\n\n\n<p>A report advising the Mayor to approve the planning application states that 17% of the next batch of 1000 homes will be affordable, the equivalent of 150 socially rented homes.<\/p>\n\n\n\n<figure class=\"wp-block-embed is-type-wp-embed is-provider-southwark-news wp-block-embed-southwark-news\"><div class=\"wp-block-embed__wrapper\">\n<span class=\"X351eIzpgK0nSkRQuNUrHaM7yvZbcTADJ2GPi\"><blockquote class=\"wp-embedded-content\" data-secret=\"EYrJ8k1t6l\"><a href=\"https:\/\/southwarknews.co.uk\/news\/community\/work-to-start-on-64-affordable-homes-in-south-london-new-housing-slated-for-old-mayfield-hostel-in-lee\/\">Work to start on 64 affordable homes in South London<\/a><\/blockquote><iframe class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; equivalent to around 270 homes out of 3000 across the whole scheme.<\/p><script type=\"text\/plain\" data-tcf=\"waiting-for-consent\" data-id=\"71157\" data-bid=\"1\" data-placement=\"448387\" data-no-track=\"impressions\">PGRpdiBpZD0ic291dGgtMTMxMDY5NTk2MiIgY2xhc3M9InNvdXRoLWluLWFydGljbGUtbXB1LTEwIHNvdXRoLWVudGl0eS1wbGFjZW1lbnQiPjwhLS0gIC8xNTQ3MjUwNzAsMjI2OTQxOTY5Njkvc291dGh3YXJrbmV3cy9zb3V0aHdhcmtuZXdzIC0tPg0KPGRpdiBpZD0iZGl2LWdwdC1hZC1tcHUxMCI+DQo8c2NyaXB0Pg0KZ29vZ2xldGFnLmNtZC5wdXNoKGZ1bmN0aW9uKCkgeyBnb29nbGV0YWcuZGlzcGxheSgnZGl2LWdwdC1hZC1tcHUxMCcpOyB9KTsNCjwvc2NyaXB0Pg0KPC9kaXY+ICAgICA8L2Rpdj4=<\/script>\n\n\n\n<p>It states that this is because a grant has been awarded to the scheme.<\/p>\n\n\n\n<p>It puts the proportion of affordable housing broadly in line with the estimation given by British Land in January 2025.<\/p>\n\n\n\n<p>However that is still much lower than the Mayor&#8217;s own regulations requiring 20% affordable housing in new developments in London.<\/p>\n\n\n\n<p>It is not clear what the proportion of affordable housing will be on future phases of the Masterplan, with the report stating that this will depend on &#8216;future viability&#8217;.<\/p>\n\n\n\n<p>The planning hearing will take place on 27 March at 9:30 am.<\/p>\n\n\n\n<p>All three of Rotherhithe&#8217;s ward councillors &#8211; Labour councillors Bethan Roberts and Stephanie Cryan and Green councillor Kath Whittam &#8211; are due to object to the planning application during the hearing.<\/p>\n\n\n\n<p>There will also be representations from the Southwark Law Centre, Jerry Flynn of the 35% Campaign and Jane Seymour, a local resident.<\/p>\n\n\n\n<p>The campaigners will state in a joint objection that there is \u201cno demand for the huge amount of market housing proposed\u201d on the Masterplan, where they claim the average flat would cost \u00a3915k.<\/p>\n\n\n\n<p>&#8220;This puts the chance of buying a home beyond the reach of the great majority of Southwark residents and everyday people,&#8221; they will say.<\/p>\n\n\n\n<p>They are calling for the developer to make 35 per cent of the scheme affordable &#8211; the amount it promised to build when planning permission was first granted for a previous version of the scheme in 2020.<\/p>\n\n\n\n<p>35 per cent affordable housing in Canada Water would result in the equivalent of roughly 985 affordable homes.<\/p>\n\n\n\n<p>Southwark still requires developers to build 35 per cent affordable housing &#8211;
