More than 150 homes on the Tustin Estate have been finished, as the developer announced that it has signed the contract to build more than 200 more in the next phase.
The Tustin Estate on the Old Kent Road is being redeveloped over a number of years and by the time it is finished, there will be 690 new homes in its place.
Phase 1 of the estate regeneration was nearly entirely council, of the 167 new properties 162 are council homes, and was completed in March by developer Bouygues UK.
The homes are across three sites: Ilderton Road, Hillbeck Close, and Manor Grove, with the latter featuring refurbishment of existing homes.
The new blocks are connected to the South East London Combined Heat and Power (SELCHP) district heating network, which means they no longer need to rely on gas and should have lower and more stable bills, the council said.
The new homes have also been built with air source heat pumps meaning they are much more green and energy efficient.

Residents with electric cars will easily be able to charge them on the estate thanks to new electric vehicle charging points.
As four residents living in the Manor Grove homes chose not to move into one of the new homes. The council refurbished four of these homes to extend their lives and bring them up to modern energy efficiency standards.
The developer has now signed the contract for Phase 2 which will include 284 new homes, 279 of which will be council homes and 5 shared equity homes for returning leaseholders.
The construction of Phase 2 will start in December this year.
It was initially supposed to include 120 homes designed for keyworkers.
But the council has now been given a £54.6 million grant from the Mayor, meaning 164 homes originally supposed to be built during later stages of the regeneration will now be constructed during Phase Two.
This phase will also include:
- Improvements to Tustin Common, enhancing the green space at the heart of the estate
- Continued connection to the South East London Combined Heat and Power (SELCHP) district heating network
- An 85% reduction in carbon emissions,
The overall Tustin Estate renewal will provide 690 new homes, including 453 new council homes, 17 homes for leaseholders and 220 private sale homes to help fund the development.

District heating is not more efficient, i worked on pdhu in pimlico, and i worked it out the boiler house is 66 mwh, which is ridiculous as each and every person is not using the system whilst it is on ie people work, and the metering was not for individual flats it was on a riser basis therefore your bill is split between 4-30 flats depening on the block size district heating is old and useless as its on constantly so even if theres no demand the thing is still using gas and electric to have the system ready when there is demand
Heat pumps arent any good either better off installing a vav unit if your going down that route
Is it not possible Jordan for new properties to have their own boilers etc. Yet pay the council for compulsory annual had checks?
