The fate of the Canada Water Masterplan in Rotherhithe will be determined at a planning meeting in City Hall at the end of March.
Towards the end of last year British Land appealed to the Mayor of London to make a decision on a revised planning application to redevelop the 53-acre site.
The £4 billion regeneration of the area includes a new town centre, with more than 3,000 homes, 40 new buildings, and three clusters of high-rise towers.
The letter addressed to the Mayor also contained the admission that according to their viability assessment “3% is the maximum viable affordable housing at this stage, with the potential for public funding to increase this with delivery in the next phases.”
A public hearing will be held at City Hall on 27 March at 9.30am.
It will determine whether or not planning permission will be granted for the redevelopment.
It came after the developer submitted something called a Section 73 application to Southwark Council earlier in 2025 asking to amend parts of the planning application in January in order to comply with new building safety laws.
British Land wrote to the Mayor on 27 November asking him to ‘call-in’ the decision one day after a 13-week determination window for the council to consider the planning application expired. The Mayor then agreed to call-in the application on Monday 1 December.
